John W. Boyd is an experienced entrepreneur responsible for the founding and growth of numerous enterprises across a wide array of industries.  His primary responsibilities are in the areas of strategic planning and investment analysis.  He has developed a keen ability to foresee future opportunities, trends and technologies and to locate and employ outstanding execution personnel. 

Having assisted developers with monetizing South Carolina Revitalization state income Tax Credits since 2009, in September 2013, Mr. Boyd founded Tax Credit Marketplace, LLC as a vehicle for matching Tax Credit investors with potential credit generating projects.  As of 2021, monetizing in excess of $80 million in South Carolina tax credits.

Currently, Mr. Boyd serves as Chairman of TIC Properties, LLC and its subsidiaries. Under his leadership, TIC Properties, LLC syndicated 34 properties with a syndicated value of more than 1 billion dollars.  TIC Properties Management, LLC at its pinnacle managed more than 4 million square feet of office, retail and industrial properties on behalf of over 1,200 investors.  In 2009, TIC Properties Management, LLC rescued more than 50 distressed properties in the highly publicized DBSI bankruptcy.  During the recent financial crisis, TIC Properties Management, LLC negotiated dozens of modifications and been a party to over 100 loan assumptions.  TIC Properties Management, LLC also holds the coveted Accredited Management Organization (AMO) designation conferred by the Institute of Real Estate Management (IREM).

Mr. Boyd also serves as the Chief Executive Officer of Turnkey Exchange, LLC whose subsidiaries include Banker Exchange, LLC a qualified intermediary founded in 2006 and BEX Properties, LLC.  Mr. Boyd assumed the role in January 2007, when Banker Exchange acquired the assets of Boyd Corporation.  At that time, Boyd Corporation was a 14-year-old deferred exchange and intermediary firm Mr. Boyd acquired in 1992. Prior to acquiring Boyd Corporation, Mr. Boyd had a private tax practice and worked as a retail investment broker with J. C. Bradford & Co.  Mr. Boyd started his career at Elliott, Davis & Company, a regional CPA firm. 

Between December 2004 and October 2011, Mr. Boyd was principally responsible for the assemblage of nine properties at the corner of Main Street and Washington Street in downtown Greenville, SC.  Mr. Boyd negotiated a development arrangement with Hughes Development for Greenville One, which at that time was the largest private investment in downtown Greenville’s history, with an estimated completion value in excess of $100 million.

In October 2017, Poinsett Securities, LLC, another of Mr. Boyd’s startups, was granted membership in FINRA. Poinsett’s services include acting as the managing broker dealer for Tax Credit Marketplace’s tax credit offerings.

Mr. Boyd is a graduate of Furman University with a Bachelor’s Degree in Business Administration-Accounting concentration.  He earned his CPA designation in February 1988, a designation he held until December 2005.  Mr. Boyd currently holds a South Carolina Real Estate Broker’s license and FINRA Series 7, 63, 24, and 27 licenses.




Mr. Workman brings over 25 years of experience in corporate risk management, operations, investment and portfolio development, marketing, information technology, mergers and acquisitions, and real estate sales and syndication. As the Chief Operating Officer for Tax Credit Marketplace, LLC, he oversees the internal operations and collaborates with the CEO to drive the overall business strategy and company objectives. He is currently serving as Manager of multiple SC Tax Credit Revitalization Funds for Tax Credit Marketplace and sources projects all over South Carolina for the fund to consider for investment. Throughout his tenure with TCM, Mr. Workman has been a regular seminar speaker, presenting to attorneys, brokers, investors, lenders, municipalities and developers on a variety of relevant topics including: the latest in real estate developments, 1031 tax-deferred exchanges, Tenant-in-Common and other fund structures, Historic rehabilitation and revitalization tax credits, renewable energy credits, and other state and local tax incentives commonly utilized in commercial real estate transactions.

In 2001, Mr. Workman worked alongside the CEO to launch TIC Properties, LLC, a firm specializing in acquiring and syndicating institutional grade real estate assets nationwide. From 2002 to 2008 TIC Properties, LLC syndicated more than $1 billion in assets to over 800 individual investors.  He assisted with the formation of TIC Properties Management, LLC in 2003, a firm created to manage the assets syndicated by TIC Properties. He was a key member of the executive team that was responsible for the DBSI acquisition in 2009, which doubled the company’s management portfolio to nearly 10 million square feet which served over 3,000 investors and invested equity into 155 commercial properties nationwide.  By 2012, TIC Properties Management, LLC operated regional offices in Chicago, Atlanta, Cincinnati, Fort Lauderdale, Kansas City, Dallas, and Los Angeles with an employee base of a hundred. During this tenure, he worked with the Tenants In Common Association (TICA) on various industry projects, specifically developing an industry-wide Syndicator Rating System with Standard and Poors. TIC Properties earned the highly desired AMO Designation from the Institute of Real Estate Management.      

Mr. Workman earned a Bachelor of Science degree in 1993 from Clemson University in Financial Management, with a minor in Financial Institutions.  He currently holds a SC Real Estate license. He previously held FINRA licenses 7 and 63. He is a current member of Urban Land Institute, South Carolina Economic Development Association (SCEDA) and Solar Energy Industries Association (SEIA), active with Commericial Real Estate Women (CREW) Upstate and The South Carolina Association for Community Economic Development (SCACED), and previously served with the South Carolina Business Coalition of Health and the YMCA.




Andrew Porio is an accomplished wealth management professional with over 25 years of experience developing High Net Worth relationships.

Mr. Porio serves Tax Credit Marketplace, LLC and its affiliated companies as Vice President of Business Development. He is responsible for raising capital for the firm’s Funds focused on Renewable Energy, SC Abandoned Buildings, SC Textile Revitalization and Historic Preservation Tax Credits.

Highly skilled in relationship management, Mr. Porio works closely with accredited investors, CPAs, Attorneys, Commercial Real Estate Brokers, Bankers, Family Offices and Wealth Management professionals. He leads the Business Development efforts connecting the Developers of Solar and Real Estate Projects to Tax Credit Investors as well as educating the Economic Development professionals throughout the Southeast.

Mr. Porio has over 25 years of experience delivering customized wealth management solutions in Financial Planning, Private Banking, Investment Management, Trust and Estate Planning and Risk Management.

During his career he has cultivated over $115 million in Asset Management Relationships generating $920,000 in recurring fee revenue representing leading national and regional banking institutions. He has developed an extensive network of High Net Worth client and Trusted Advisor relationships throughout the Southeast. He has held positions with increasing responsibility focused in relationship management, lending, private Banking and wealth management in Charlotte, NC, Miami and Naples, Florida.

Mr. Porio earned his Bachelor of Arts in Political Science with a Minor in Economics from Clemson University in 1988. A native of Upstate SC, Andrew and his wife are happy to return home after spending the last 18 years in Florida.

Mr. Porio is a current member of Clemson University Alumni Council, the Solar Energy Industries Association (SEIA), the South Carolina Economic Development Association (SCEDA) and Piedmont Economics Club.  He is active with Commercial Real Estate Women (CREW) Upstate, Christ Church Men’s Ministries, Urban Land Institute and previously served on non-profit Board of Directors in Naples, Florida. Mr. Porio holds FINRA Series 7, 63 and 66 licenses.




Mr. Memmott has 10+ years of real estate, private equity, and financial services experience covering investment management, capital markets, and financial analysis and reporting. As Investment Portfolio Manager for Tax Credit Marketplace, he is primarily responsible for monitoring the investment composition and performance of existing investment funds. He also is responsible for fund level projections and analyses, evaluates prospective investment opportunities in the context of the overall funds, and contributes to marketing and client relation efforts.

Prior to joining Tax Credit Marketplace, Mr. Memmott worked for a private equity firm that managed $500+ million in commercial real estate assets. He also has experience in the financial services industry working as a trusted advisor to commercial banks, investment banks, and private equity firms for M&A transactions and various distressed debt investments. He began his career in commercial banking with responsibilities across corporate finance, special assets, and mergers and acquisitions.

Mr. Memmott earned a Master of Business Administration degree with a concentration in Finance from the University of South Carolina in 2018 and a Bachelor of Arts in Finance and Government from Wofford College in 2010. He is a current member of Urban Land Institute and the South Carolina Economic Development Association (SCEDA).




Ms. Felkel is Tax Credit Marketplace’s General Counsel. Her responsibilities include management of all legal aspects of document review, business risk management, corporate operations, acquisition processes, lender negotiations and compliance.

Ms. Felkel has over 20 years of experience in commercial real estate law.  Her legal experience is in real estate, finance, and general corporate law, with a concentration in commercial real estate and commercial lending (including both asset-based lending and construction). Ms. Felkel’s extensive experience in these areas stems from representing leading national and regional banks, real estate developers, property managers and syndicators.

She began her career in commercial real estate law in 1994 with the McNair Law Firm, P.A. of Greenville, South Carolina where she managed and coordinated various real estate and general commercial transactions and business loans. In 1996, Ms. Felkel joined the corporate team of Nelson Mullins Riley & Scarborough LLP where she was the lead attorney responsible for the commercial real estate and lending transactions including, but not limited to, tenant in common transactions, commercial leases, general commercial sales and purchases in various states. 

In 2007, Ms. Felkel became General Counsel for various affiliates of Tax Credit Marketplace, LLC, and continues to manage all legal matters for the affiliates and the Company.

Ms. Felkel earned her Bachelor of Science degree in Finance from the University of Tennessee at Chattanooga in 1988 and her Juris Doctor from the University of Alabama School of Law in 1994.  Ms. Felkel is also a member of the South Carolina Bar Association.




Ms. Farrow has more than 25 years of experience in Public Accounting, Financial Services, and Human Resources. Before joining Tax Credit Marketplace, she worked for a regional accounting firm in the New Markets Tax Credit arena. Andrea manages the finance and accounting department which supports Tax Credit Marketplace and all affiliated companies. Ms. Farrow's primary responsibilities include budgeting/forecasting, compliance, and complex reporting.

She earned her MBA-Finance from Winthrop University and her Bachelor of Science degree in Business Administration-Accounting concentration from Erskine College.




Ms. Shimow was promoted to the Tax Credit Marketplace team in May 2018 to develop and maintain client relationships and support the fund’s investment teams in underwriting and ensuring projects are compliant with city and county regulations during the investment process. She also maintains the client database, drafts letters of intent and assigns tax credits.

Before joining the team, Ms. Shimow worked with an affiliate company, TIC Properties Management. She began in 2009 as Investor Relations Coordinator and was promoted to Investor Relations Manager in 2015.  Ms. Shimow was responsible for managing day to day operations of the Investor Relations Department staff as well as communications with over 1300 investors, including delivering all relevant property performance reports, maintaining investor files and responding to all investor queries. Ms. Shimow also works closely with investors’ tax and legal advisors.

Ms. Shimow is a member of Commercial Real Estate Women (CREW) Upstate and Junior League Greenville. Ms. Shimow earned a Bachelor of Science degree in Marketing from Winthrop University in 2008.



As an LLC Administrator and Paralegal, Ms. Spicer researches and confirms ownership of each proposed Tax Credit Marketplace Project. Additionally, she assists the COO and VP of Business Development with the drafting and processing of documents as required by the city or county where each Project is located, forming investment companies and conducting research.

Ms. Spicer has over 30 years of experience in commercial and residential real estate. Prior to relocating to South Carolina from Virginia, Ms. Spicer was a Senior Commercial Real Estate Paralegal assisting four partners at Hogan & Lovells, a large international law firm in Washington, D.C.  She will be assisting our in-house legal counsel and all parties involved in tax credit transactions.  She earned her paralegal certification from Ashworth University, formerly the Professional Career Development Institute.



Kaley Sellery serves as Marketing and Database Coordinator at Tax Credit Marketplace and its affiliate companies.  She is responsible for all marketing initiatives, including but not limited to attending trade shows, public relations, website functions and brand awareness.

She was previously Investor Relations Coordinator for CapHarbor Property Management, an affiliate company, and responsible for investor communications for commercial real estate investment properties nationwide.  She worked with investors’ tax and legal advisors to obtain and share necessary information, while protecting the interests of the investor.

Prior to CapHarbor, Ms. Sellery was an executive assistant at a sports and event marketing company and owned a small photography business. 

Ms. Sellery is active in Commercial Real Estate Women (CREW) Upstate and Urban Land Institute. She earned a Bachelor of Science in Marketing from Clemson University in 2001.
